Three bedrooms, two and one half bathrooms, two-car garage, outdoor shower built brand new in January 1998 with countless major home improvement upgrades, Energy Star appliances and 5-star ammenities renting short-term or long-term semi-unfurnished bedroom(s)(master bedroom &amp; master bathroom are not for rent) currently used solely as temporary rentals with a dedicated hallway bathroom. 

















Please read specific details below: 

















Bedroom One has a professional couple. Bedroom Two is available now.  If Prospective Tenant (s) wishes renting two bedrooms for long term rental, Landlord will negotiate rental contract agreement with Tenant(s). 





At this time we are looking for a minimum of four months if long term rental. 

















*Renting one bedroom computes as follows: $35.00 per day=minimum rental is 2 days=$70.00; Weekly rental=$245.00 per week for one bedroom. $10.00 per day (additional $10.00 fee merely pays for electricity, gas, and water usage) for each additional person sharing room with you, plus rental security deposit of $200.00. 

















Check-in Rental Time: 11 AM. Check-out Vacating Time: 11 AM. If Temporary Tenant checks out later than 11 AM, Tenant must pay $35.00 whether Tenant stays or leaves. 

















*All utilities and Internet included with temporary rentals only, except no landline use due to landline is used solely for Internet connection and 12-mile radius emergency landline phone usage restriction. 

















Specific Explanations: Please pay for temporary rental(s) whether daily or weekly at least TWO DAYS IN ADVANCE BEFORE EXPECTED CHECK-OUT VACATING DATE because Landlord will not hold bedroom rentals without payment! No exceptions. 

















OR 

















Pay $700.00 per month includes cable TV and Internet, plus utilities of $50.00 per month=PG&E, H2O, and Garbage, and pay a security rental deposit of $700.00 for one bedroom.  

















*Utilities:  If renting monthly, Prospective Tenant is responsible to pay the following utilities:  PG&E, H2O, and Garbage=$50.00 per month for spring, summer, &amp; fall; winter utilities=Tenant (s) must pay $100.00 for January through February, depending on weather conditions. 

















Check-In Rental Time: 11 AM. Check-Out Vacating Time: AS PER TENANT'S(S') NOLO Rental Contract Move Out Letter sent to Landlord's E-mail address. 

















*Rental Stipulation:  Should Tenants, despite renting daily, weekly or monthly bedroom rentals use telephone landline, Landlord will require Tenant (s) to pay $50.00 during temporary daily/weekly stay or pay $75.00 per month using telephone landline for monthly rental contract agreement.  No exceptions. 

















**Do You Need A Semi-Permanent Place To Stay? 

















For Example: You wish to only stay for four (4) months-no worries! Then, it only makes sense considering renting monthly rather than weekly . . . You will save considerable amount of money paying monthly rather than weekly. 

















*Prospective Tenant (s) Rental Application Requirements:  Please provide $50.00 credit fee check or SUPPLY/SUBMIT Landlord your current month 2008 credit bureau/FICO Score report (each Prospective Tenant must supply individual credit report) and your previous Landlord references to expedite move-in process.  Thus, saving Prospective Tenant (s) additional rental expenses. =;-) 

















*EBMUD Mandatory Water Rationing: 

















All Tenants must abide by EBMUD water rationing or be subjected to stiff fines enforced by EBMUD, not by Landlords/Homeowners ( twenty (20) minutes showers are ruefully prohibited). 

















Should Tenant (s')s water usage increase drastically and significantly than what is normally allotted for Landlord's Townhome by EBMUD, Landlord will have no choice, but to charge Tenant (s) $25.00 per week for excessive water usage. So, please be frugal using water in the El Sobrante Townhome and also, be mindful of your water usage while visiting the San Francisco Bay Area! 

















*ALL Prospective Tenant(s) will sign a http://www.nolo.com rental contract agreement whether daily, weekly or monthly rental . . . Please surf to Nolo's URL and read the different rental contract agreements, so you know which rental contract agreement you will be signing. No Prospective Tenant is exempt from signing a rental contract agreement. 

















*Heads Up:  There is one cat living in the home. Please NO SMOKING inside home. House is free of debris and clutter: Very clean, immaculate living space, both interior and exterior. 

















*NO REFUNDS given to Tenant(s) renting either/or both Bedroom One or Bedroom Two at anytime! 

















Exception: When Temporary Tenant is permanently vacating Townhome, Landlord will return Temporary Tenant's *Security Deposit after Landlord inspects bedroom(s) rented by Temporary Tenant(s). 

















*Stipulation:  If there are no damages made to Bedroom One or both Bedroom Two while renting and Tenant (s) DO (DOES) NOT TAKE ANYTHING from Landlord's home, then and only then, Landlord will refund Tenant (s)'s entire Security Deposit immediately. 

















Heads Up: Parking is prohibited in RED ZONE STRIPED curb inside gated community. HOA ruling updated as of June 2008: HOA parking violation states anyone parking in RED ZONE STRIPED curb will have their vehicle towed without vehicle owner's notification or consent. 

















Tenant's vehicle must park inside designated gated community parking lot below home or park vehicle outside gated community designated parking spaces.

El Sobrante Townhome and Bedroom's(s') Complete Ammenities Description: 

















*Tenants have full use of all common living areas of townhome: Complete gourmet kitchen (no need bringing kitchen cookware, silverware, kitchen utensils or dishes-just bring your groceries), wireless Internet access, movie theater surround sound cable TV/DVR system, 1/2 bathroom located next to living room, NEW LG front loading washer and dryer (very cool).

















Landlord supplies the following:  600 TC bedsheets, down comforter, pillows, bath towels, ironing board, iron, and spray starch for Tenant(s)' usage. 

















Plus, Prospective Tenants have full access and usage of patio area for Bar-B-Ques and picnics underneath a very beautiful 25 ft. tree; room to plant veggies in well-coiffed garden. 

















*Bedroom Requisition Specifications:  Bedroom One and Bedroom Two are equipped and supplied with ultra comfortable, double pillow top, queen size Aero Bed air mattresses with two nights stands and two lamps in each bedroom; 600 thread count bed linen, pillow top down mattress, 100% cotton matress cover, Sunbeam electric blankets, all-season down comforters, linen comforter duvet, Temper-Pedic or Goose Down pillows, and Egyptian cotten bath towels. 

















*Aero Bed Air Mattresses can be removed to install Tenant (s)'s personal bedroom suites for monthly rentals only.  Landlords are very amicable, copasetically flexible with furniture requisitional arrangements. 

















All bed linen, blankets, pillows, and comforters are completely sterilized in the LG sterilization wash cycle immediatly when Tenant(s) leave(s).  Bedroom carpet is completely steam cleaned, vacumned and sterilized for next Prospective Tenant's (s') use! 

















Forget to pack toiletries?  We have travel size shampoo, soap, conditioner supplied in Tenant(s)' hallway bathroom.  Tenant (s) will never share hallway bathroom with Landlords. 

















We comply with all safety standards installed and equipped in the home: 

















*ADT Security System, fire extinguishers, Medic Alert ready squawk speaker installed (Tenant (s) must specifically subscribed to ADT for this specific service), smoke detectors, and fire escape ladder. Earthquake, fire, flood, and emergency safety briefing information shared with all incoming Prospective Tenants. 

















*Gas fireplace and big house fan heats/cools entire home efficiently and comfortably=Energy Star home. 

















*Additional R-19 insulation added in ceiling and attic.

Three bedrooms, two and one half bathrooms, two-car garage, outdoor shower built brand new in January 1998 with countless major home improvement upgrades, Energy Star appliances and 5-star ammenities renting short-term or long-term semi-unfurnished bedroom(s)(master bedroom &amp; master bathroom are not for rent) currently used solely as temporary rentals with a dedicated hallway bathroom. 





Please read specific details below: 





Bedroom One has a professional couple. Bedroom Two is available now.  If Prospective Tenant (s) wishes renting two bedrooms for long term rental, Landlord will negotiate rental contract agreement with Tenant(s). 

At this time we are looking for a minimum of four months if long term rental. 





*Renting one bedroom computes as follows: $35.00 per day=minimum rental is 2 days=$70.00; Weekly rental=$245.00 per week for one bedroom. $10.00 per day (additional $10.00 fee merely pays for electricity, gas, and water usage) for each additional person sharing room with you, plus rental security deposit of $200.00. 





Check-in Rental Time: 11 AM. Check-out Vacating Time: 11 AM. If Temporary Tenant checks out later than 11 AM, Tenant must pay $35.00 whether Tenant stays or leaves. 





*All utilities and Internet included with temporary rentals only, except no landline use due to landline is used solely for Internet connection and 12-mile radius emergency landline phone usage restriction. 





Specific Explanations: Please pay for temporary rental(s) whether daily or weekly at least TWO DAYS IN ADVANCE BEFORE EXPECTED CHECK-OUT VACATING DATE because Landlord will not hold bedroom rentals without payment! No exceptions. 





OR 





Pay $700.00 per month includes cable TV and Internet, plus utilities of $50.00 per month=PG&E, H2O, and Garbage, and pay a security rental deposit of $700.00 for one bedroom.  





*Utilities:  If renting monthly, Prospective Tenant is responsible to pay the following utilities:  PG&E, H2O, and Garbage=$50.00 per month for spring, summer, &amp; fall; winter utilities=Tenant (s) must pay $100.00 for January through February, depending on weather conditions. 





Check-In Rental Time: 11 AM. Check-Out Vacating Time: AS PER TENANT'S(S') NOLO Rental Contract Move Out Letter sent to Landlord's E-mail address. 





*Rental Stipulation:  Should Tenants, despite renting daily, weekly or monthly bedroom rentals use telephone landline, Landlord will require Tenant (s) to pay $50.00 during temporary daily/weekly stay or pay $75.00 per month using telephone landline for monthly rental contract agreement.  No exceptions. 





**Do You Need A Semi-Permanent Place To Stay? 





For Example: You wish to only stay for four (4) months-no worries! Then, it only makes sense considering renting monthly rather than weekly . . . You will save considerable amount of money paying monthly rather than weekly. 





*Prospective Tenant (s) Rental Application Requirements:  Please provide $50.00 credit fee check or SUPPLY/SUBMIT Landlord your current month 2008 credit bureau/FICO Score report (each Prospective Tenant must supply individual credit report) and your previous Landlord references to expedite move-in process.  Thus, saving Prospective Tenant (s) additional rental expenses. =;-) 





*EBMUD Mandatory Water Rationing: 





All Tenants must abide by EBMUD water rationing or be subjected to stiff fines enforced by EBMUD, not by Landlords/Homeowners ( twenty (20) minutes showers are ruefully prohibited). 





Should Tenant (s')s water usage increase drastically and significantly than what is normally allotted for Landlord's Townhome by EBMUD, Landlord will have no choice, but to charge Tenant (s) $25.00 per week for excessive water usage. So, please be frugal using water in the El Sobrante Townhome and also, be mindful of your water usage while visiting the San Francisco Bay Area! 





*ALL Prospective Tenant(s) will sign a http://www.nolo.com rental contract agreement whether daily, weekly or monthly rental . . . Please surf to Nolo's URL and read the different rental contract agreements, so you know which rental contract agreement you will be signing. No Prospective Tenant is exempt from signing a rental contract agreement. 





*Heads Up:  There is one cat living in the home. Please NO SMOKING inside home. House is free of debris and clutter: Very clean, immaculate living space, both interior and exterior. 





*NO REFUNDS given to Tenant(s) renting either/or both Bedroom One or Bedroom Two at anytime! 





Exception: When Temporary Tenant is permanently vacating Townhome, Landlord will return Temporary Tenant's *Security Deposit after Landlord inspects bedroom(s) rented by Temporary Tenant(s).

Heads Up: Parking is prohibited in RED ZONE STRIPED curb inside gated community. HOA ruling updated as of June 2008: HOA parking violation states anyone parking in RED ZONE STRIPED curb will have their vehicle towed without vehicle owner's notification or consent. 





Tenant's vehicle must park inside designated gated community parking lot below home or park vehicle outside gated community designated parking spaces.

El Sobrante Townhome and Bedroom's(s') Complete Ammenities Description: 





*Tenants have full use of all common living areas of townhome: Complete gourmet kitchen (no need bringing kitchen cookware, silverware, kitchen utensils or dishes-just bring your groceries), wireless Internet access, movie theater surround sound cable TV/DVR system, 1/2 bathroom located next to living room, NEW LG front loading washer and dryer (very cool).





Landlord supplies the following:  600 TC bedsheets, down comforter, pillows, bath towels, ironing board, iron, and spray starch for Tenant(s)' usage. 





Plus, Prospective Tenants have full access and usage of patio area for Bar-B-Ques and picnics underneath a very beautiful 25 ft. tree; room to plant veggies in well-coiffed garden. 





*Bedroom Requisition Specifications:  Bedroom One and Bedroom Two are equipped and supplied with ultra comfortable, double pillow top, queen size Aero Bed air mattresses with two nights stands and two lamps in each bedroom; 600 thread count bed linen, pillow top down mattress, 100% cotton matress cover, Sunbeam electric blankets, all-season down comforters, linen comforter duvet, Temper-Pedic or Goose Down pillows, and Egyptian cotten bath towels. 





*Aero Bed Air Mattresses can be removed to install Tenant (s)'s personal bedroom suites for monthly rentals only.  Landlords are very amicable, copasetically flexible with furniture requisitional arrangements. 





All bed linen, blankets, pillows, and comforters are completely sterilized in the LG sterilization wash cycle immediatly when Tenant(s) leave(s).  Bedroom carpet is completely steam cleaned, vacumned and sterilized for next Prospective Tenant's (s') use! 





Forget to pack toiletries?  We have travel size shampoo, soap, conditioner supplied in Tenant(s)' hallway bathroom.  Tenant (s) will never share hallway bathroom with Landlords. 





We comply with all safety standards installed and equipped in the home: 





*ADT Security System, fire extinguishers, Medic Alert ready squawk speaker installed (Tenant (s) must specifically subscribed to ADT for this specific service), smoke detectors, and fire escape ladder. Two sparkling windows, glorious hardwood floors, lofty ceilings, and a functional if basic closet.  The room currently holds a double bed, a desk, an array of computers and monitors, a dresser, and a bookcase, so I think it'll be quite sufficient for your needs.  Barring of course your pet elephant, which may be able to fit into the shared hallway storage space.

If cleanliness is your concern, be not bothered! I will be sharing a bathroom with you and I am tidy and of the minimalist school (except with regards shoes). 

If you love the great outdoors, our garden and patio access is sure to enchant you. Shady and breezy, it is a comfortable place for an afternoon beer and bbq or lazing on a hammock lost in a good read.  Trust me when I say that this the best feature of the home - which I say despite a generously sized kitchen with new appliances, and a cozy living room with the requisite flat screen.  

Other important things for you to know?  I have a charming cat who prefers men (no joke, she snubs her adoring mommy constantly in favor of whatever male happens to be nearby) and is slowly but surely outgrowing her name (Ruckus).  Though we love the open flame, after an accident last month which resulted in a fright and a new patio, smokers are no longer an option. 

Roomie #1: joyful, playful, social being. Recruiter for an internet startup (we are hiring!). She's a nerd at heart. Dedicated Burner. Loves to swing dance, listen to electronic music, experiment with recipes. Hell, experiment period! 
Roomie #2: exuberant mechanical engineer at Tesla. Spends his time working on the latest improvement to the apartment (currently a glass bar), biking, hiking, camping, and partying with friends. Only eats spaghetti and tomato sauce. Generous and friendly soul.
Roomie #3: YOU!  Are you unique and special in your own way.  Please elaborate in your email to us. Non-form letters get bonus points :)

The neighborhood, obviously, is awesome. We are nestled right between Upper Haight &amp; Lower Haight, and near the great stuff along Divisadero (is that being called Nopa these days?) GREAT restaurants, incredible shopping.  Full of history.  Easy access to the freeway on Oak/Fell, and downtown is a 20 minute bus ride away (6,7,71 are one block away).  Buena Vista Park is one block south, the Panhandle is one block the other way, and Golden Gate Park is a 10 minute walk.  I always seem to find a parking spot when I need one!

We will probably hold an open house or interviews, date TBA. If you are curious, please contact us and we will be sure to let you know the details.  Again, the room is available beginning Oct 15th at $1200 per month plus ~$50-75 in utilities. The lease is up at the end of January, and we may have the option to renew. Preference given to people who can move in soonest, and would like to stay beyond January to assume the lease.</description>

      House: Sweet Dreams (~1200sf) is a tasteful yet vibrant contemporary home with open beam ceilings, hardwood floors, a clean, open floor plan, and great redwood views. The living room has an airy cathedral ceiling and picture window with redwoods view, comfortable seating, wood stove, and 32" TV w/DVD & stereo sound. The updated kitchen features granite counters, gas stove and tiled bar seating for four. Immediately adjacent, the six-person dining set is surrounded by french-style sliding doors which open to the large, wraparound deck with outdoor dining. There's a full bath with tub/shower on this floor. This home sleeps six in three bedrooms, each with beautiful linens. On the main living floor, there's a bedroom with king bed, desk, and TV w/DVD/VCR. Upstairs, there are two bedrooms with queen beds and a bathroom with a shower only. Downstairs from the deck, with its own entrance from the outside, there's also a game room with a pool table, a couch and a boombox with CD and cassette player. Sweet Dreams has wireless high-speed Internet access. 

Grounds: Sweet Dreams occupies a Â¼ acre under towering redwood trees. Conveniently accessed from the dining area and the front door, the wrap-around deck features a gas grill, dining set for six, six-person hot tub, three adirondack chairs, and redwood views on all sides. The deck is completely fenced with gates on both sides of the house and at the stairs leading down to the game room and back yard. Just steps away from the house, the back yard is surrounded by a secure 4ft fence with a gate. The yard is mostly wild with ferns and redwoods, but there is a 4-person dining set, infant swing and hammock for whiling away the hours under the trees

Location: Wagging Woods is located in the redwood forests of Cazadero, up on Magic Mountain, a little traveled, no-outlet mountain drive enjoying great quiet and privacy. This home is a fifteen minute drive from downtown Guerneville, a few minutes drive to local hangout Raymond's Bakery and downtown Cazadero's general store, and a short drive to kayak rentals and roasted on-site coffee, great shopping and dining at Duncans Mills. The Pacific Coast beaches, Goat Rock State Park, and Jenner-by-the-Sea are a fifteen minute drive. There is access to Austin Creek at the foot of Magic Mountain, a two minute drive. 
      House: Wagging Woods is just lovely; remodeled, beautifully furnished, and opening to large decks on two sides of the home. Sleeping four, this home offers two bedrooms, both with queen beds. Beyond the bedrooms, the sunroom has a desk and printer/fax, and a sleeper sofa. The bathroom has a combination shower and whirlpool tub. Although the home has central heat, there is also a wood-stove in the living room, which has a 32" television and a comfortable sitting area. Open to the living room and kitchen, the dining area seats six. The kitchen has been beautifully remodeled with granite counter tops and stainless steel appliances. The open plan of the home is enhanced by large windows with views of the natural grounds and redwoods beyond. This lovely cabin has wireless high-speed Internet access and unlimited domestic long distance telephone. 

Grounds: Located on three gorgeous acres of flat grounds and redwood-forested hillside, Wagging Woods has a very private yard, with over one acre of secure fencing for dogs and children. There are two large, grassy play areas (one with dog agility equipment), great for frisbee, playing ball, and the like. The large back deck, accessed from the sunroom, has loungers, patio dining and a gas barbecue. The decks and grounds have lots of outdoor furniture, including a glider, rockers, and a summer-time hammock. The hot tub is on a deck in a magical setting--surrounded by redwood trees in what is called a faerie ring.

Location: Wagging Woods is located in the redwood forests of Cazadero, up on Magic Mountain, a little traveled, no-outlet mountain drive enjoying great quiet and privacy. This home is a fifteen minute drive from downtown Guerneville, a few minutes drive to local hangout Raymond's Bakery and downtown Cazadero's general store, and a short drive to kayak rentals and roasted on-site coffee, great shopping and dining at Duncans Mills. The Pacific Coast beaches, Goat Rock State Park, and Jenner-by-the-Sea are a fifteen minute drive. There is access to Austin Creek at the foot of Magic Mountain, a two minute drive. 
      House: Wagging Woods is just lovely; remodeled, beautifully furnished, and opening to large decks on two sides of the home. Sleeping four, this home offers two bedrooms, both with queen beds. Beyond the bedrooms, the sunroom has a desk and printer/fax, and a sleeper sofa. The bathroom has a combination shower and whirlpool tub. Although the home has central heat, there is also a wood-stove in the living room, which has a 32" television and a comfortable sitting area. Open to the living room and kitchen, the dining area seats six. The kitchen has been beautifully remodeled with granite counter tops and stainless steel appliances. The open plan of the home is enhanced by large windows with views of the natural grounds and redwoods beyond. This lovely cabin has wireless high-speed Internet access and unlimited domestic long distance telephone. 

Grounds: Located on three gorgeous acres of flat grounds and redwood-forested hillside, Wagging Woods has a very private yard, with over one acre of secure fencing for dogs and children. There are two large, grassy play areas (one with dog agility equipment), great for frisbee, playing ball, and the like. The large back deck, accessed from the sunroom, has loungers, patio dining and a gas barbecue. The decks and grounds have lots of outdoor furniture, including a glider, rockers, and a summer-time hammock. The hot tub is on a deck in a magical setting--surrounded by redwood trees in what is called a faerie ring.

In what may be the most significant improvement in human rights brought about by the 2008 Olympics and Paralympics, Beijing has become less of a Forbidden City for the disabled. Even though more than one million disabled people live within its city limits, Beijing's crowded subway was practically inaccessible to anyone not able to rush to the front of the platform on their own two feet. Now, according to the official Chinese government information site china.org.cn, the improvements made in preparation for the Games will become permanent, allowing disabled riders to travel without barriers.

"I can't believe this is true. Three hours ago I was at home, and now
I'm here with all these others watching Paralympic Games competitions," randomly-selected wheelchair-bound Beijing citizen Wang Shufen said. "The volunteers and subway and bus workers were
really helpful. Without them, I would never have made it." Of course, China.org.cn made sure to note that the 70-year-old Wang was smiling all through her interview, and never mentioned whether she lived ten feet or ten miles from the stadium. Still, for a city that banned the country's few guide dogs and disqualified the disabled from entrance to many schools, any effort to open the city's transit infrastructure to the disabled is a welcome change.So far, according to Xinhua, the Beijing Subway Company has installed a "barrier free" entrance and exit at each one of its 123 stations and hired subway workers to assist the disabled in reaching their eventual destination. Beijingers who need assistance in their travels need only call a
special hotline (6834 5678) to request a guide who will meet them at
their desired station to guide them. Additionally, the LA Times reports the city has purchased 2,000 "kneeling buses" that lower to the curb for wheelchair accessibility, and guide dogs have been allowed onto all public transit. Xinhua says that waiting areas have been specially marked for wheelchair users, as shown above. We hope that mandatory nationwide courses in proper queueing included instructions on not trampling the disabled.

Shockingly, not all is as rosy as the state-run media reports. Prejudice against the disabled threatens to undo many of the steps the city has taken to improve it's reputation for being difficult for the disabled to navigate. Beijing Normal University professor Qian Zhiliang told the LA Times that traditional Chinese beliefs often blame the disabled for having done something wrong in a previous life, and reinforce that they don't need accessible transportation because they are not supposed to travel. "A lot of these ideas about human rights for the disabled were introduced from the outside and are only slowly being accepted," Qian said.
